Utah Housing Market Update — February 9, 2026

Beginning of 2026 is looking just like the beginning of 2025 did in terms of housing activity.

How’s it going guys? I’m Christopher McGee, owner of Halcyon Real Estate affiliated with the Keller Williams Utah Market Center.

Today is February 9th, 2026, and this is the housing market update I give for Utah every Monday. Let’s dive right in.

Current Utah Housing Market Stats

Here’s where things stand in the Utah housing market as of February 9th, 2026:

  • Inventory: 10,645 active listings — significantly up from last week and trending upward after stabilizing from Q4 2025’s decline.
  • Average Days on Market: 83 days — up from last week and clearly trending upward.
  • Average List Price: $691,834 — up from last week, but still on a moderate downward trend.
  • Average Sold Price: $671,761 — buyers are capturing around a $16,000 advantage on average.
  • Median Sold Price: $527,525 — slightly up from last week and consistent with recent quarters.
  • Homes Sold Last Week: 439 — up by four homes compared to the previous week.
  • Homes Under Contract: 497 — up by 200 from the week before, indicating more buyer activity.
  • Price Reductions: 868 — up from last week, showing some pricing pressure.
  • Cancelled/Expired/Withdrawn Listings: 423 — slightly down, signaling seller confidence.
  • Interest Rates (30-year fixed): 6.16% national average — steady from last week.

What This Means for Sellers

The advice remains consistent:

  • If you're okay with having your home on the market for 3+ months, try to squeeze the most value from your asking price.
  • If you want a faster sale, price based on local data and where the market is trending — which is slightly downward right now.
  • Always use real-time, neighborhood-specific insights when setting your asking price.

What This Means for Buyers

Buyers, stay ready — competition is rising:

  • More buyers are entering the market.
  • For well-maintained and competitively priced homes, expect multiple offers — usually 2 to 6 strong bids, not 50.
  • Although the broader market favors buyers, at the neighborhood/home level, competition is real.

Final Thoughts

Zooming out, Utah's housing market overall leans toward the buyer’s favor. But zooming into individual homes and neighborhoods? That’s where competition heats up.
